Although we will pay for most repairs, do remember that the cost of some repairs will have to be met by you. For instance, if you lose your house keys and contact us to change the locks, you will be responsible for the cost!

You are also responsible for the cost of repairs to alteration, modifications or extensions that you have made to your house, unless we approved these works in writing before building started, and made an inspection on completion.

As a rule of thumb, if you have caused the problem that requires the repair, you will usually be responsible for the cost of that repair. To make things easier, we have compiled a list to give you an idea of the type of things that you are expected to pay for.

Unnecessary call-outs

Do remember that if you contact us to carry out a repair and are not at home at the agreed time when the contractor calls, we will have to charge you!

We will also charge you if our contractor finds that the call-out was unnecessary.

So what exactly am I responsible for?

  • Changing locks where keys have been lost
  • Reglazing caused by negligence
  • Damage to property where Crime Reference Number has not been provided
  • Tripped electrics caused by a faulty appliance
  • No access for emergency calls
  • No access to carry out gas servicing
